Compulsory electrical checks for rented properties

Proposals for compulsory electrical checks have been outlined within regulations presented to Parliament on 14thJanuary 2020. 


Once the regulations become law, expected to be 01.07.20, landlords and letting agents will need to ensure that the electrical installations within a property are tested by a qualified person. 


For new tenancies from 01.07.20 this testing will need to be completed at the beginning of any new tenancy. For existing tenancies, checks will need to be carried out by 01.04.21. Once the inspection has been completed landlords will have a period of 28 days to fix any deficiencies. Checks will then need to be completed every five years. As with gas safety certificates a copy of the electrical safety report will need to be supplied to the tenants. The certificate will last for 5 years. 


Failure to comply will leave landlords open to a fine of up to £30,000.
